Waterfield residents are required to get approval from the Architectural Review Committee (ARC) before making any exterior alterations or additions to their property.
The Architectural Review Committee was established to regulate the external design, appearance, use, location and maintenance of the property and of improvements thereon in such a manner so as to preserve and enhance values and to maintain a harmonious relationship among structures and the natural vegetation and topography.
Therefore, no construction, improvements, alterations, repairs, excavations, repainting of an improvement a different color, changes in grade or other work which in any way alters the exterior of any property or the improvements located thereon from its natural or improved state existing on the date the property was conveyed to the existing owner, without the prior written approval from the Waterfield Architectural Committee. No building, fence, wall, residence, or other structure shall be commenced, erected, maintained, improved, altered, made or done without the prior written approval of the Waterfield Architectural Committee.
Waterfield Architectural Review is the first step, and any city approval, permits, and requirements must be handled as well.
Architectural Committee : Types of Improvements - The Architectural Review Committee requires that all homeowners seek approval of changes or additions that alter the exterior appearance of the property, structure or landscape.

Architectural Committee : Who We Are - The Architectural Committee consists of one Waterfield Homeowners Association Board Member that acts as the Committee's Chair. The remaining members (up to a total of six) are homeowners just like you. They volunteer their time and service to review proposed homeowners changes.
The board works hard at preserving the beauty of Waterfield by taking a conservative approach to proposed projects submitted by homeowners.
Normally, prior approvals will dictate the Committee's decisions, but the Committee reserves the right to act on each proposal separately, keeping the beauty of Waterfield in tact. Any adverse decision made by the Architectural Committee may be appealed to the Waterfield Homeowners Association Board of Directors. The Board of Directors may reverse or modify the decision by a two-thirds (2/3) vote of the directors at a monthly board meeting. Vote of the Board of Directors shall become final.
The Approval Process - Since the Architectural Review Committee only meets when there are proposals submitted, the homeowner should allow plenty of time for the Committee to review their proposed changes or additions. Although the Declarations of Waterfield allows the Committee 30 days to render a decision, in most cases a decision or recommendation can be issued within two weeks, sometimes days.
